بررسی نقش گسترش فیزیکی شهر رشت در ایجادتغییرات کاربری اراضی حاشیه شهر

چکیده
رشد روزافزون جمعیت شهرها در گسترش فیزیکی و تغییرات کاربری اراضی حاشیه شهرها نقش مؤثری داشته است. جمعیت شهر رشت از حدود 294 هزار نفر در سال 1370 به بیش از 600 هزار نفر در سال1390 افزایش یافته است. در این دوره مساحت محدوده شهر از 2994 هکتار به 10240 هکتار رسید. نتیجه افزایش جمعیت و مساحت شهر، توسعه فیزیکی شهر و در نتیجه تغییر کاربری اراضی حاشیه شهر و به زیر ساخت و ساز رفتن این اراضی بوده است، بنابراین شناسایی ساز و کارهای مؤثر بر رشد و پویایی شهر به منظور مقابله منطقی و صحیح با مشکلات تبعی آن و همچنین طراحی اندیشمندانه و مدبرانه توسعه آتی شهر حائز اهمیت می باشد. نوع تحقیق در این پژوهش کاربردی و روش آن توصیفی- تحلیلی می باشد. نتایج پیمایشی تحقیق نشان داد که طی دره 1370 تا 1390، حدود 3587 هکتار از اراضی حاشیه شهر، تغییر کاربری یافته و به زیر ساخت و سازهای شهری رفته است. با توجه به آمار شهرداری رشت، تعداد واحد مسکونی شهر رشت از 84053 در سال 1370 به 140355 واحد در سال 1389 رسیده است، که نشانگر 67 درصد افزایش طی این دوره است. همچنین یافته های حاصل از مقایسه دو نقشه شهر رشت در سال های 1370 با 1390 نشان داد که طی دوره مذکور تعداد 10 روستا به شهر ملحق شده و همچنین تعداد 57728 قطعه ملک اعیانی در حاشیه شهر به محدوده خدماتی شهرداری اضافه شده است. که این قطعات شامل کاربری های مختلفی، از جمله مسکونی، تجاری، صنعتی و... استSurveying The Role of Physical Development of Rasht City in Land Use Changing of The City Border Fields

Surveying results of the research shows that during 1991 to 2011, is about 3587 hectare from the fields of city, has a Land use changing and goes to the basis of the city. According to the Rasht municipality, the number of residential units of the Rasht city from 84053 in 1991 to 140355 units in 2010, that is the sign of 67 Percentincreasing in this period. Even the resulted findings from comparison of two plans of Rasht City in 1991 with 2011 shows that in this period the number of 10 villages in a city and even the number of 57728 of royal territories in a border of city is added to the municipality services restrict.
