چکیده
بافت های فرسوده و قدیمی شهری و رفع ناپایداری آنها، یکی از مباحث نظام برنامه ریزی شهری است که نهادهای ذیربط را به تکاپوی ساماندهی و بازآفرینی بافت های مذکور سوق داده است. هدف این پژوهش شناسایی و ارزیابی شاخص ها و عوامل مؤثر بر بازآفرینی شهری و ارائه مدلی یکپارچه و جامع برای تبیین این عوامل است که بافت قدیم شهر دزفول مورد مطالعه گرفته است. روش تحقیق این پژوهش توصیفی- تحلیلی و پیمایشی می باشد. جامعه آماری تحقیق، طبق سرشماری سال 1395 مرکز آمار ایران، دارای جمعیت 29277 نفر است. با استفاده از فرمول کوکران 384 نمونه تعیین گردید و به صورت تصادفی طبقه ای انتخاب شده اند. ابزار گردآوری داده ها پرسشنامه می باشد البته از روش های مصاحبه و مشاهده نیز در راستای تکمیل پرسشنامه ها استفاده گردیده است. تحلیل های آماری در نرم افزارهای Spss و Amos نشان می دهد چهار عامل اجتماعی، اقتصادی و... اثر معنی داری بر بازآفرینی بافت قدیم شهر دزفول است که عامل اجتماعی با بار عاملی 86/0 بیشترین اهمیت را در بین سایر عوامل دارد.A Model for Explaining Factors Affecting the Regeneration of Old Urban Tissue (A Case of Dezful)
The regeneration of old and deteriorated urban fabrics and its instability are key issues within the urban planning system, prompting relevant institutions to reorganize and revitalize these areas. This study aims to identify and assess the indicators and factors that affect urban regeneration while providing an integrated model to elucidate these factors. Employing a descriptive-analytical and survey research method, this study focuses on the residents of the outdated Dezful structure, having a population of 29,277 according to the 2015 census. Cochran's formula determined a sample size of 384 individuals, who were randomly selected to complete the questionnaire. The data collection tool includes questionnaires, alongside interview and observation methods to ensure completeness. Statistical analyses using the SPSS and AMOS software reveal that social and economic factors significantly influence the reconstruction of the outdated fabric of Dezful, with the social factor being the most crucial, having a factor load of 0.86.
