چکیده
بازآفرینی شهری سیاستی جامع، در برگیرنده برنامه های ارتقای کیفی بافت های شهری با اهداف یکپارچه اقتصادی، اجتماعی و فرهنگی است. هدف از این تحقیق، ارزیابی وضعیت بافت های فرسوده منطقه 12 شهر تهران برای بازآفرینی شهری می باشد که در قالب مطالعات فضایی –مکانی و به وسیله اجرای یک مدل تحلیلی در سه گام محقق شد. بازآفرینی شهری سیاستی جامع، در برگیرنده برنامه های ارتقای کیفی بافت های شهری با اهداف یکپارچه اقتصادی، اجتماعی و فرهنگی است. هدف از این تحقیق، ارزیابی وضعیت بافت های فرسوده منطقه 12 شهر تهران برای بازآفرینی شهری می باشد که در قالب مطالعات فضایی –مکانی و به وسیله اجرای یک مدل تحلیلی در سه گام محقق شد. در گام اول ، ابتدا مفاهیم، اصول و الزامات بازآفرینی شهری با مطالعه سوابق ، و از طریق مراجعه به منابع علمی، و معتبر به دست آمد و سپس در گام دوم ، معیارهای بازآفرینی در ارتباط با بازآفرینی یکپارچه در منطقه مطالعه با استفاده از نظرسنجی کارشناسی تعیین گردید.. در گام سوم از مدل تلفیقی Fuzzy AHP و GIS برای ارزیابی وضعیت بافت های فرسوده منطقه به منظور بازآفرینی شهری استفاده شد. در گام اول ، ابتدا مفاهیم، اصول و الزامات بازآفرینی شهری با مطالعه سوابق ، و از طریق مراجعه به منابع علمی، و معتبر به دست آمد و سپس در گام دوم ، معیارهای بازآفرینی در ارتباط با بازآفرینی یکپارچه در منطقه مطالعه با استفاده از نظرسنجی کارشناسی تعیین گردید.. در گام سوم از مدل تلفیقی Fuzzy AHP و GIS برای ارزیابی وضعیت بافت های فرسوده منطقه به منظور بازآفرینی شهری استفاده شد. نتایج نشان داد که از مجموع کل مساحت منطقه، 10.96 درصد آن در قسمت کاملا مطلوب برای بازآفرینی قرار گرفته است. بعد از آن اولویت های نسبتا مطلوب با 15.38 درصد، مطلوب با 31.68 درصد، نسبتا نامطلوب با 23.28 درصد و کاملا نامطلوب حدود 18.7 درصد مساحت منطقه 12 را به خود اختصاص داده اند و ضروری است که مدیران و برنامه ریزان توجه جدی را برای بازآفرینی این بافت منطقه شهری داشته باشند.Evaluation and recognition of distressed areas for urban regeneration by using fuzzy AHP (Case Study: Sector 12 of Tehran )

It’s required that planners and managers pay much more attention to regeneration of this texture.
